A house in the Netherlands. A home for you.
Renovation for international homeowners in the Netherlands.
Buying or adapting a home in the Netherlands brings many decisions together. UNIT N is an international, design-led renovation team based in The Hague. We help you see the possibilities in your property and connect design with construction. Discuss your project with us in English, starting with how you want to live.
This page helps international homeowners discuss renovation with UNIT N: clarify priorities, agree responsibilities and connect decisions to a workable project.
Start with your way of living.
You may be moving to the Netherlands, settling into a recently purchased property or adapting a home for a changing family. Everyday habits belong in the brief: cooking together, welcoming relatives, working from home or creating more privacy.
UNIT N combines architecture, interior design and construction. Our team brings different backgrounds to the work and shares one starting point: understanding how you want to use your space. Tell us which existing features you value and what makes daily life difficult. That gives us a focused basis for exploring the possibilities in your home.
Turn ideas into shared project information.
You can discuss your initial project enquiry with us in English. Describe your needs in ordinary words and include a floor plan if you have one. References can help explain atmosphere and use; they do not need to form a finished design.
Those intentions then need to be recognisable in the agreed scope and the documents your project requires. Agree which drawings and product choices govern the work and who confirms decisions. If you have your own architect or another adviser, we discuss how their contribution will connect to UNIT N’s work.
Make the division of responsibilities clear.
A renovation may involve you as the client, UNIT N, a designer, suppliers and technical specialists. Within the agreed renovation, UNIT N connects design, planning and execution. The quotation and project arrangements define our commission and identify where other parties retain responsibility.
Discuss the available property information early, alongside any permissions or investigations that still need attention. For an apartment, documents from the owners’ association, or VvE, may also be relevant. Use the focused Knowledge Center questions to prepare and establish what your particular project requires.
Connect the renovation to your living plans.
A preferred move-in date or an overseas family visit gives us useful project context. Explain which dates are fixed and where you have flexibility. We can then discuss those priorities alongside the scale of the work, preparation and material choices.
If you hope to remain at home during construction, raise that at the beginning. What is practical depends on the scope and the facilities available at each stage. If you will be away for part of the project, discuss access, availability and decision arrangements in advance. These details belong in the preparation for your individual renovation.
Preparing your renovation from abroad
Gather the information you already have before your first conversation. This makes it easier to discuss choices, open questions and responsibilities:
- The address, available floor plans and photographs, and the rooms you want to change.
- Your priorities, an initial budget range and dates that matter for access or moving in.
- For an apartment, available VvE documents and questions about shared building elements.
- Who can arrange access while you are away, and how decisions and changes should be recorded.
Use the Dutch government’s permit-check guidance; the outcome depends on the location and work. You can also collect your priorities in the renovation planner or discuss your project.
From material choices to a home that fits.
UNIT N guides choices of materials and finishes and can handle orders within the agreed commission. You may also purchase some items yourself. A clear division of responsibilities helps selected products and construction come together, including where you already have a preferred supplier.
At the end, we review the work together against the agreement and identify any final adjustments. Discuss which project records and product information should be available for your renovation too. The aim is a connected conversation about your home, from the first layout decisions to the way it will be used every day.
